A living intelligence tracker for AI data center development across Texas.

The hub compiles AI-relevant data center projects from public reporting — frontier campuses, hyperscaler builds, metro colocation expansions, powered-land programs, and bitcoin-to-AI conversions. Every project carries disclosed-vs-estimated power, cost, and land figures, a per-record confidence level, live risk flags, and a sourced intelligence timeline.

Methodology

Each update run logs new developments as dated events first, then updates project state and refreshes review stamps. A strict validation gate (schema + cross-record integrity) runs before any data reaches the database, so figures stay internally consistent and every claim keeps its sources.

How it's built

Astro on Cloudflare Workers with a D1 (SQLite) edge database via Drizzle, a Zod validation gate, and a vanilla-JS single-page front end. Charts use Chart.js, the site map uses Leaflet, and the relationship graph uses D3.

Data Center Developments and Energy Convergence in Reeves County, Texas
Deep-dive infrastructure report — the Waha off-grid cluster, LandBridge's powered-land engine, and a bitcoin campus turning to AI

Reeves County has become the Permian's densest concentration of giga-scale, gas-powered compute plans: Microsoft's Chevron/Engine No. 1-powered campus, PowerBridge's 2 GW Alpha Digital Campus on LandBridge land, Core Scientific's 1.5 GW bitcoin-to-AI conversion outside the city of Pecos, and NRG's FID-pending 1.1 GW power anchor — nearly all of it built on Waha Hub gas, most of it off the ERCOT grid, and all of it colliding with workforce housing and aquifer limits. (Ingest note: report dated June 10, 2026 — a month stale on ingest; where its figures lag fresher tracker records they are attributed by date, not adopted.)

The Waha convergence

The county sits atop the Delaware Basin, where pipeline bottlenecks strand abundant, low-cost associated gas at the Waha Hub. With ERCOT interconnection stretching to multi-year timelines, developers are co-locating giga-scale campuses directly against gas production and transmission infrastructure and generating behind the meter — turning natural gas from an exportable commodity into an on-site manufacturing input for compute, and turning LandBridge-style surface acreage into a premium 'powered land' asset class.
