A living intelligence tracker for AI data center development across Texas.
The hub compiles AI-relevant data center projects from public reporting — frontier campuses, hyperscaler builds, metro colocation expansions, powered-land programs, and bitcoin-to-AI conversions. Every project carries disclosed-vs-estimated power, cost, and land figures, a per-record confidence level, live risk flags, and a sourced intelligence timeline.
Each update run logs new developments as dated events first, then updates project state and refreshes review stamps. A strict validation gate (schema + cross-record integrity) runs before any data reaches the database, so figures stay internally consistent and every claim keeps its sources.
Astro on Cloudflare Workers with a D1 (SQLite) edge database via Drizzle, a Zod validation gate, and a vanilla-JS single-page front end. Charts use Chart.js, the site map uses Leaflet, and the relationship graph uses D3.

One month on from the June deep-dive, Pecos County's megaprojects cleared their two biggest local gates: TCEQ's final air permit for GW Ranch (June 19 — the largest power-generation air permit in US history) and Poolside's rezoning filing with Fort Stockton (June 22, hearing July 13). TNMP's $114.8M transmission upgrade heads for August in-service, while Governor Abbott's July 1 rural-ban rhetoric puts the county's off-grid buildout under state-level pressure. The refreshed directory adds Blockstream's 140 MW mine to the county's bitcoin periphery.
The June 19 approval is described as the largest power-generation air permit ever granted in US history, moving GW Ranch from development into active execution: 7.65 GW of gas generation integrated with 1.8 GW of BESS and 750 MW of solar, a dedicated 15-mile 1 BCF/d Waha pipeline, 8,000+ build-ready acres, site prep from Q1 2026, first 1 GW phase in H1 2027, and scaling to 5+ GW by 2031. The project is 'partner-ready' with no disclosed tenants. Environmental groups cite the permitted ceiling of up to 33M tons of greenhouse gases per year (Texas Tribune, Jul 9).
