A living intelligence tracker for AI data center development across Texas.

The hub compiles AI-relevant data center projects from public reporting — frontier campuses, hyperscaler builds, metro colocation expansions, powered-land programs, and bitcoin-to-AI conversions. Every project carries disclosed-vs-estimated power, cost, and land figures, a per-record confidence level, live risk flags, and a sourced intelligence timeline.

Methodology

Each update run logs new developments as dated events first, then updates project state and refreshes review stamps. A strict validation gate (schema + cross-record integrity) runs before any data reaches the database, so figures stay internally consistent and every claim keeps its sources.

How it's built

Astro on Cloudflare Workers with a D1 (SQLite) edge database via Drizzle, a Zod validation gate, and a vanilla-JS single-page front end. Charts use Chart.js, the site map uses Leaflet, and the relationship graph uses D3.

Data Center Assets and On-Site Generation in Pecos County, Texas
Comprehensive survey — the Waha Hub nexus, off-grid megaprojects, and the grid-tied bitcoin incumbents

Pecos County has become the Permian's proving ground for islanded compute power: Pacifico's GW Ranch (the largest permitted data center power campus in the US) and Poolside's 2 GW Project Horizon both bypass ERCOT entirely on Waha Hub gas, while an older grid-tied generation — Lancium's Clean Campus, Cormint, and the Tarbush mine — pioneered flexible load on the local TNMP system. The county trades multi-billion-dollar Chapter 381 investment against 12,000+ tons/yr of permitted local pollutants, 33M tons/yr of GHG headroom, and severe drought exposure. (Ingest note: this export embedded most numeric values as inline images; figures below are taken from the report's prose and cross-checked against the July 10, 2026 update where the tables were unreadable.)

The Permian energy nexus

Texas is projected to overtake Virginia as the world's largest data center market by 2030, and Pecos County is one of its focal points for massive computing campuses. ERCOT congestion and multi-year interconnection queues pushed county developers toward localized, behind-the-meter, and completely off-grid power — enabled by proximity to the Waha Hub, one of North America's most significant natural gas markets. Self-contained systems combining gas turbines, batteries, and solar accelerate deployment and dodge transmission fees, but concentrate air emissions and water stress in a drought-hit county.
